Property reels are everywhere, but that does not mean every reel is useful. For a Newmarket Realtor, the real question is whether a short vertical video helps the listing reach people, explain the property or strengthen the Realtor's own marketing presence.
A reel can do those things, but only when it is planned as a distribution asset rather than treated as a decorative extra.
What is a property reel?
A property reel is a short vertical video, usually created for mobile-first social platforms. It can combine exterior shots, interior movement, detail shots, drone footage and, when appropriate, an Agent introduction or closing.
It is different from a full horizontal property film and different from a slideshow made from still photographs.
Why vertical format matters
Instagram Reels and similar feeds are designed around vertical viewing. Filming with the final 9:16 composition in mind gives the editor more control than simply cropping a horizontal frame afterward.
This matters in real estate because rooms contain strong horizontal and vertical lines. An aggressive crop can remove architectural context or make the composition feel accidental.
A Reel is a distribution asset, not a replacement for the listing gallery
Use photography for detailed viewing and the Reel to create movement, attention and a fast introduction to the property.
What should the first few seconds show?
The opening should give the viewer a reason to keep watching. That may be the exterior, a standout kitchen, a dramatic living area, a backyard feature or a brief aerial establishing shot.
There is no requirement that every reel begin at the front door. The strongest opening is the one that communicates the property's value quickly and honestly.
Should the Realtor appear on camera?
Not always. A property-only reel keeps the focus entirely on the home. An Agent intro or outro adds personality and can support personal branding, especially when the Realtor consistently appears in their own content.
If the Realtor will speak, plan the line in advance. A concise opening is easier to deliver naturally than trying to improvise a long property description during the shoot.
How long should a listing reel be?
The length should follow the property and the edit. A concise reel can be more effective than stretching the video to include every room. The strongest clips should earn their place in the sequence.
For a standard listing, the goal is often to create enough curiosity to make the viewer want more information, not to replace the complete listing page.
What footage belongs in a strong property Reel?
Useful ingredients
- A strong exterior or establishing shot
- Smooth movement through key spaces
- A few detail shots
- Indoor-outdoor transitions when relevant
- Drone clips when they add context
Common problems
- Showing every room at the same pace
- Excessive speed ramps or transitions
- Cropping horizontal footage poorly
- No clear opening
- Creating the Reel without a plan to publish it
Can one Reel generate a sale?
No marketing asset should be expected to do everything by itself. A reel may generate attention, reach or inquiries, but the property still depends on pricing, presentation, listing information, distribution, showings and the rest of the sales process.
That is why it is more useful to judge the reel by its role in the marketing system rather than demanding that one video directly produce the entire transaction.
Should the same Reel be used for paid advertising?
Sometimes, but an organic property reel and an advertisement are not automatically the same creative. An ad may need a different hook, text treatment, pacing or call to action depending on the campaign objective.
If paid promotion is planned, tell the production team before the shoot so the footage can support both uses.
How does a Reel support the Realtor's brand?
Even when the Realtor is not on camera, consistently publishing well-produced listing media can signal a professional marketing standard. But property reels alone do not build a complete personal brand.
For ongoing educational, local and trust-building content, a monthly system such as content creation and social media support is more appropriate.
What if you need more than a standard property Reel?
A premium listing may justify a more customized video with multiple scenes, Agent presentation, horizontal deliverables or a more developed narrative. That moves closer to a broader video production project rather than a standard listing reel.
How can you combine the Reel with photography and drone?
Planning all three together is usually efficient. The photography establishes the listing gallery, the Reel creates movement, and drone adds exterior context where useful. Our Newmarket real estate media page shows the current combined service structure.
So, are reels worth it?
They are worth it when you have a clear use for them. If the listing will be actively promoted on social media, if movement helps explain the property, or if you want consistent visual marketing for your listings, a good vertical reel can be a strong asset.
If you have no distribution plan and the video will never be published, professional photography may be the better place to focus the budget.
