Real estate photography and property video are often sold together, but they are not interchangeable. Each format answers different questions for the buyer and fits different parts of the marketing process.

If you are preparing a Newmarket listing, the best decision is not “photo or video” in the abstract. It is deciding what buyers need to understand and where the property will be marketed.

What photography does best

Photography gives the viewer control. A buyer can stop on the kitchen, compare bedrooms, inspect finishes and return to specific rooms. Images also work well across listing systems, websites, brochures, email and social posts.

For that reason, professional photography remains the core asset for most residential listings.

What video does best

Video controls sequence. It can take the viewer from one space to another and create a stronger sense of flow. It is also effective for mobile discovery when a listing is being promoted through short-form social content.

Video is strongest when it has a clear purpose. A reel that simply repeats every photograph may add less value than a shorter edit that emphasizes movement and the property's strongest features.

When should you choose photography only?

Photography-only can be a smart choice when the property is straightforward, the listing will mainly be marketed through standard property-search channels and the Realtor does not have a plan to distribute video.

Budget matters too. It is usually better to have excellent photographs than to reduce the quality of every asset just to include more formats.

When does adding video make sense?

Add video when the property benefits from movement, when social promotion is part of the strategy or when the home's atmosphere is difficult to communicate through individual frames.

Open-concept layouts, strong indoor-outdoor transitions, distinctive design and premium finishes can all give video more useful material to work with.

Where does drone fit?

Drone is not a replacement for either photography or video. It is a perspective. Aerial photos can support the gallery, while aerial clips can strengthen a reel.

It is most helpful when the lot, property position or surroundings are part of the story.

Think in layers

Photography explains the rooms. Video explains movement. Drone explains context. A good media plan uses only the layers the property and marketing strategy actually need.

What about a 360° virtual tour?

A virtual tour serves another use case: interactive exploration. Instead of watching an edit, the viewer chooses where to look and how to move through the property.

That can be useful for remote buyers, larger homes or listings where understanding room relationships is especially important. It can also be unnecessary for a simple property where photos and video already communicate the layout well.

How should a Realtor decide?

Start with distribution. If the property will be promoted only through a listing gallery, prioritize photography. If it will also be pushed through Instagram and Facebook, a vertical reel becomes more useful. If the lot or setting matters, consider drone. If remote exploration matters, consider 360°.

The media plan should follow the marketing plan, not the other way around.

How should a homeowner decide?

If you are selling or marketing a property without thinking in Realtor-industry terms, use the same questions. Where will people see the property? What will they need to understand before visiting? Which features are difficult to explain with a single photograph?

You do not need every service. You need the right combination for the way the home will be presented.

Can one shoot produce all of these assets?

Often, yes. Photography, vertical video and drone can be planned in one property session when the scope is clear in advance. A 360° tour may add another capture process and should be scheduled as part of the plan rather than requested after the media team is finished.

Should you reuse property footage for Realtor marketing?

You can, but listing footage and personal-brand content have different goals. A beautiful property reel says something about the Realtor's marketing quality, but it does not replace educational, local or trust-building content about the Realtor.

Photography, video, drone and 360° are tools. More tools do not automatically create better marketing. Choose the formats that have a clear job, plan where each asset will be published and make sure the property is prepared well enough for the media to do its job.
